Business hotel chains such as APA, Toyoko Inn and Dormy Inn hold the US$70 to US$110 band, with the east side cheapest. Mid-range rooms near Shinjuku, Shibuya and Tokyo Station run US$130 to US$220, and the Ginza, Marunouchi and Roppongi luxury tier starts around US$350, as of August 2026.

Rooms in Tokyo are small for the price relative to other capitals: a budget double is often 12 to 15 square meters. Paying for location near a Yamanote Line station usually beats paying for size.

How seasons move rates

Cherry blossom weeks in late March and early April, Golden Week in early May, and the autumn foliage weeks of November are the peak pricing windows, with rates commonly 40 to 80 percent above the annual baseline. Mid-January to February and the humid mid-summer weeks of July and August are the reliable troughs.
