For ordinary weeks, booking 1 to 3 months out captures normal pricing with full choice of neighborhoods. For cherry blossom (late March to early April), Golden Week (early May) and the November foliage weekends, well-reviewed budget and mid-range properties near the Yamanote Line sell through 4 to 6 months ahead, and what remains reprices upward rather than discounting, as of August 2026.

Tokyo differs from resort markets: supply is huge but demand is steady, so the classic last-minute-discount pattern is weak. Waiting mostly narrows choice rather than lowering price.

The refundable-rate play

The dominant strategy is booking a refundable rate as soon as dates firm up, then rechecking prices once or twice before the cancellation deadline and rebooking if the market has softened. This caps downside in peak windows while keeping the upside of any dip.
